A commercial building contractor oversees the construction and remodeling of: restaurants, retail stores, malls, hotels, hospitals, business offices, churches,
resorts and other commercial projects. As a commercial building ages, it can be difficult to keep it in prime condition. Though the structure of the building remains in place, it needs constant upkeep and maintenance from its owners . Smaller scale commercial projects are often aimed at re-imaging or modernizing a small business . These types projects refer mostly to interior design updates – taking an outdated space and giving it a new look. Updating a businesses image through this processes usually includes: fresh paint, new floors, ADA restroom facilities and accessibility and needed technology up grades. Or, perhaps a business has just grown beyond its current capacity and needs to expand. To keep up with the changing times, commercial businesses often want to restructure, by expanding, or redesigning. Remodeling is usually the most cost-effective approach.
For new commercial building's plans must be engineered and drawn by certified architects and engineers. These projects are also subject to the local building departments permitting and inspection processes. This is true ground-up construction and it differs from other types of commercial construction because there is no existing structure to work with. A higher level of expertise is needed to complete ground up construction because of the details involved in facilitating schedules, budget, labor, and any local building codes and ordinances.
